A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF SITE PLAN AMENDMENT AND COMMUNITY APPEARANCE BOARD APPLICATION TO LOCATE AND INSTALL A TRASH COMPACTOR WITHIN THE SHOPPES OF PARKLAND, GENERALLY LOCATED WEST OF STATE ROAD 7 AND NORTH OF HILLSBORO BOULEVARD, AS MORE PARTICULARLY DESCRIBED IN EXHIBIT "A" (CASE NUMBER 2025-13-SPA AND 2025-17-CAB); PROVIDING FOR CONFLICTS, SEVERABILITY, AND ANEFFECTIVE DATE. THIS SCOPE OF WORK IS THE SAME. IT'S ADDING THE TRACK COMPACTTOR TO THE REAR OF THE BUILDING IN REPLACEMENT OF SOME OF THE TRADITIONAL DUMPSTER ENCLOSURES. THE CONCEPT IS TO PROVIDE SOME ADDITIONAL CAPACITY FOR THEM AS THEY'VE BEEN HAVING SIGNIFICANT TRASH GENERATION.
THIS WILL HELP THEM BETTER MAINTAIN THE PROPERTY. REASON WE BROUGHT THIS BACK BEFORE THE PLANNING AND ZONING BOARD EVEN THOUGH YOU MADE A MOTION OAPPROVE IT AT THE LAST MEETING IT'S S IS BASED ON THE REORIENTATION AND DESIGN OF THAT COMPACTER.

PARCEL. WE'RE LOOKING AT PLAZA OFF STATE ROAD 7.IT KIND OF ACTS AS AB-- AS AN OUT PARCEL. THIS IS THE LOCATION OF THE COMPACTER. INITIALLY WHEN WE CAME HERE IN MAY OF LAST YEAR, IT WAS GOING TO BE ORIENTED SOUTHWEST COMING INTO THAT T INTERSECTION THERE AND TAKING UP THAT ONE PARKING SPACE. WE ARE REORIENTING IT. WHEN THE TRASH SERVICE COMES TO PICK UP THE C COMPACTER THEY WIL BE IN THE NORTHWEST CORNER. WE'RE GOING TO TAKE UP THAT SECOND PARKING SPATE. WE'RE MOVING INTO THAT SECOND SPACE.
THIS IS LITTLE BIT OF OVERVIEW AND THE HISTORY WHY WE'RE HERE. THE SHOPPING PLAZA HAS SEVEN TENANTS, FIVE OF THEM ARE FOOD AND BEVERAGE AND THEY GENERATE A SIGNIFICANT AMOUNT OF TRASH.
I'M SURE EVERYBODY IS AWARE, THERE'S A TRASH OVERFLOWING ISSUE AT THE PLAZA.
WHICH IS WE ARE TRYING TO CONVERT TWO OF OUR DUMPSTERS TO THIS TRASH COMPACTER WITH THE REORIENTATION WITH THE COMPACTER. LET ME TAKE A STEP BACK.
THERE'S TWO DUMPSTERS ON THE WEST SIDE OF THE PROPERTY. THERE'S TWO FOUR YARD RECYCLING BINS AND TWO FOUR YARD TRASH BINS. WE ARE GOING TO BE REMOVING THE MOST SOUTHERN TRASH ENCLOSURE IN ORDER TO ACCOMMODATE THIS DUMPSTER ENCLOSURE.
THE NORTHERN ENCLOSURE WILL HAVE TWO FOUR YARD RECYCLE BIN. OUR TRASH CAPACITY GOES FROM 8 YARDS OF TRASH TO 30 YARDS OF TRASH IN THIS COMPACTER. WHAT THAT DOES FROM AN OPERATION STANDPOINT, WE CURRENTLY HAVE 13 TRIPS TO THE SITE BETWEEN TRASH AND RECYCLING.
THAT'S GOING TO GO DOWN TO SEVEN OUR TRASH TRIPS IS GOING TO BE REDUCED TO ONE.
RECYCLING IS GOING TO REMAIN AT SIX. THIS IS A VERSION OF OUR SITE PLAN. YOU CAN SEE THE AREA OUTLINED IN THE DASH LINE IN BLACK.
THAT'S THE SCOPE OF WORK. THAT'S REALLY THE ONLY PLACE WHERE WE'RE MAKING A CHANGE TO THE EXISTING SITE PLAN IS THE TRASH COMPACTER IN THAT SOUTHWEST CORNER OF THE SITE.
THIS IS JUST FOR REFERENCE. WHAT WAS APPROVED BY THE BOARD IN MAY ON THE LEFT.
IT ORIENTED DOWN IN THE T INTERSECTION. WHAT'S GOING TO HAPPEN THE TRASH TRUCK IS GOING TO COME IN FROM THE SOUTH GO UP, PICK UP THE COMPACTER, THEY EMPTY IT OFF SITE AND THEY THEY COME BACK AND BRING IT BACK. THEY'RE NOT EMPTYING IT ON SITE.
IT'S ABOUT TEN MINUTES WHEN THEY'RE ON THE PROPERTY JUST TO LOAD THE COMPACTER ON TO THE TRUCK AND GET OUT. WE HAVE SOME VISUALS YOU CAN SEE WHAT IT WILL LOOK LIKE.
THE TRASH COMPACTER WILL BE SCREENED WITH A WALL. THERE'S GOING TO BE AT THE TIME OF PLANNING ABOUT 5 FEET. THE HEDGE WILL GROW ABOUT 9 FEET.

WE'RE GOING TO HAVE LESS TRUCK TRIPS BACK THERE WHICH IS BETTER AND SAFER.
THOSE GATES WON'T ALWAYS BE OPEN BECAUSE ONE OF THEM IS GOING TO BE GONE.
