I'M GOING TO GIVE A BRIEF INTRODUCTION TO THE ITEM TONIGHT THAN THE APPLICANT HAS A FEW REPRESENTATIVES TONIGHT TO GIVE YOU A POWERPOINT PRESENTATION AND SHOW YOU SOME IMAGES. ALSO WITH ME FROM STAFF IS PATTY, THE CITY'S LANDSCAPE ARBORIST TO ANSWER ANY QUESTIONS YOU MAY HAVE FROM THE LANDSCAPE AMENDMENT SIDE. TOLL BROTHERS LAST YEAR RECEIVED SITE PLAN APPROVAL FOR THEIR 52-UNIT RESIDENTIAL COMMUNITY IN THE HERON BAY NEIGHBORHOOD AND ONE OF THE CONDITIONS AT THAT TIME IS THAT THEY WOULD BRING FORWARD THEIR SITE PLAN AMENDMENT AND COMMUNITY APPLICATIONS FOR THE ENTRANCE FEATURES SO WE HAD SOME CONCEPTUAL PLANS. GENERALLY WHAT THEY HAD AT THE TIME PRETTY CONSISTENT WITH WHAT THEY ARE BRINGING FORWARD TODAY SO IF YOU REMEMBER FROM LAST SUMMER WHAT THAT LOOKED LIKE, IT PROBABLY LOOKS PRETTY FAMILIAR IN YOUR BACKUP HERE. GENERALLY THERE ARE TWO ENTRANCE WALLS FOR THE SAKE OF THE SIGN CODE REGULATION. THERE ARE TWO COLUMNS ESSENTIALLY ON EITHER SIDE OF THE PLATTED ENTRANCE AND THERE ARE ALSO SOME MINOR LANDSCAPE PLAN CHANGES TO HELP PRESERVE AS MUCH IS POSSIBLE IN THAT AREA, PRESERVE AND PROTECT THE SPECIMEN TREES AND SOME OTHER MODIFICATIONS MADE TO ADJUST AROUND THE ADDITION OF THE COLUMNS HERE. THERE IS ALSO SOME ACCENT LIGHTING THAT WAS INCLUDED IN THE PACKAGE TO HELP HIGHLIGHT SOME OF THE LANDSCAPE THEY ARE ADDING AND MAINTAINING IN THAT ENTRANCE AREA BUT GENERALLY , THE ENTRANCE FEATURES THAT ARE ADDED ARE PRETTY CONSISTENT WITH WHAT YOU SEE THROUGHOUT THE COMMUNITY IN TERMS OF COLUMNS ON EITHER SIDE OF THE ENTRANCE, AND THE APPLICANT HAS WORKED WITH THE EXISTING HOA BOARD TO REVIEW AND RECEIVE PRELIMINARY APPROVAL OF THE ENTRANCE FEATURE DESIGN SO THEY HAVE BEEN WORKING WITH THE HERON BAY HOA ALREADY TO MAKE SURE THERE WAS SOME INITIAL COORDINATION SO WITH THAT I WILL TURN IT TO THE APPLICANT TEAM AND TURN YOUR ATTENTION TO THE POWERPOINT PRESENTATION.

THE SITE PLAN MODIFICATIONS MAINLY TO THE LANDSCAPE PLANS AND TO ALLOW FOR THE ENTRANCE FEATURES ON THE CAB PORTION IS FOR THOSE ENTRY COLUMNS AND THE HARD SCAPE. THE PROPERTY IS HIGHLIGHTED IN THE YELLOW OUTLINE ON YOUR SCREEN BUT THE SPECIFIC AREA THAT IS SUBJECT TO THE SITE PLAN AMENDMENT IS THE ENTRANCE AREA OUTLINED IN RED. AGAIN. JUST TO PUT THINGS INTO PERSPECTIVE, THIS IS THE APPROVED SITE PLAN WITH THE ENTRANCE AREA THAT IS PART OF THIS APPLICATION AGAIN HIGHLIGHTED IN THE RED BOX. SO, HERE IS KIND OF THE OVERVIEW OF THE SITE PLAN ITSELF FOR THE ENTRANCE AREA. THERE IS NOT REALLY MUCH CHANGES TO THE CONFIGURATION OF THE ENTRYWAY .

IF YOU RECALL, THERE IS A LARGE FICUS TREE KIND OF IN THAT

CENTER AREA WHERE YOU HAVE KIND OF YOUR TWO-DIRECTIONAL TRAFFIC GOING OUT TO PRESERVE THAT AND THAT IS REALLY A FOCAL POINT OF THE ENTRYWAY. THAT IS NOT CHANGING. THAT IS CONSISTENT WITH THE PLANS THAT HAVE BEEN SEEN BEFORE AND THEN ON EITHER SIDE OF THE ENTRYWAY YOU DO HAVE THESE WHITE BOXES WHICH DEPICTS FOR THOSE MONUMENT SIGNS WILL BE PLACED. THIS IS A DEPICTION OF THE LANDSCAPE PLAN THAT IS SUBJECT TO THIS APPLICATION.

THERE HAVE NOT BEEN REAL SIGNIFICANT MODIFICATIONS TO THE LANDSCAPING. THE MATERIALS ARE GENERALLY CONSISTENT WITH WHAT WAS PART OF THE APPROVED APPLICATION . IT IS AGAIN JUST MAKING TWEAKS TO MAKE SURE THE LANDSCAPING IS APPROPRIATE AROUND THOSE MONUMENT SIGNS OR COLUMNS TO PROVIDE FOR UP LIGHTING AND THINGS OF THAT NATURE. THIS IS THE PHOTOMETRIC PLAN AROUND THE ENTRYWAY , SO THOSE RED SYMBOLS, THOSE RED TRIANGLES DEPICT THE AREAS WHERE UP LIGHTING WILL BE PROVIDED AND THEN THERE IS SOME BLUE TRIANGLES IN THERE AS WELL, AND THOSE OF -- ARE KIND OF LARGER FLOOD -TYPE UP LIGHTING TO HIGHLIGHT SOME OF THOSE KEY SPECIMEN TREES IN THE AREA. AND THEN, HERE YOU HAVE THE ELEVATIONS FOR THE PROPOSED MONUMENT , AND REALLY, WHAT OUR TEAM DID WAS LOOK TO WHAT IS EXISTING WITHIN HERON BAY AND TRY TO COME UP WITH SOMETHING THAT FITS WITHIN THE EXISTING COMMUNITY. WE NOTED A LOT OF THE EXISTING MONUMENTS DID HAVE KIND OF A BRICK-TYPE FACADE TO THEM, SO THAT HAS BEEN INCORPORATED HERE AND THEN THE COLORS THAT WERE CHOSEN MATCH THE APPROVED COLORS FOR THE ELEVATIONS ON THE HOMES THEMSELVES. HERE IS A RENDERING OF WHAT THAT ENTRANCE WILL LOOK LIKE. AND THEN FINALLY SOME OF THE EXISTING ENTRY FEATURES WITHIN HERON BAY, YOU HAVE OLD BRICK FIRST, HERON ESTATES, THE HIGHLANDS AND TUSCANY SO YOU CAN SEE WE ARE TRYING TO INCORPORATE A LOT OF THOSE SIMILAR ELEMENTS TO WHAT IS EXISTING AND STAFF IS RECOMMENDING APPROVAL OF THE APPLICATIONS BEFORE YOU THIS EVENING, AND OUR TEAM IS HERE TO ANSWER ANY QUESTIONS YOU MAY HAVE. OBVIOUSLY WE DON'T WANT TO PROVIDE TOO MUCH LIGHTING AND OVERPOWER THE COMMUNITY AND WE WANT TO ENSURE THERE IS SUFFICIENT LIGHTING FOR SAFETY, SECURITY, THOSE TYPES OF THINGS, SO THEY ARE WITHIN THE STANDARDS AND OBVIOUSLY WE WANT TO HIGHLIGHT SOME OF THE BEAUTIFUL LANDSCAPING AT THE ENTRYWAY SO THAT IS REALLY WHAT THIS UP LIGHTING DOES. WE ARE ANTICIPATING BRINGING THE LAND USE AND PASSED FOR THE LARGER 24 ACRES TO THE NORTH, SO THAT WILL ALLOW US TO SUBMIT TO BRIAR COUNTY AND KEEP THE VILLAGE IN THE PARK PROJECT MOVING FORWARD. IT WILL BE THE LAST BIG STEP THE CITY IS TAKING IN TERMS OF ENTITLEMENTS AND GETTING THE PROPER READY FOR FUTURE COMMERCIAL DEVELOPMENT THAN A COUPLE OTHER BIGGER PROJECTS IN THE WORKS --

WE JUST GOT A NEW SUBMISSION FOR AN EXPANSION OF THE SOMERSET ACADEMY, THE CHARTER SCHOOL SITE IS LOOKING TO ADD A HIGH SCHOOL COMPONENT TO THEIR EXISTING PROPERTY. THAT CURRENTLY IS K-8 SO THEY ARE EXCITED ABOUT BEING ABLE TO CONTINUE THE STUDENTS IN THE SCHOOL BY ADDING ADDITIONAL GRADES THERE AND I ALREADY MENTIONED THE WORK WE ARE DOING ON THE VILLAGE ON THE PARK PROJECT.
