WE WENT AHEAD AND DID THAT BECAUSE IT WAS REQUIRED BY THE ANNEXATION AGREEMENT.

AND IF YOU RECALL PART OF THE APPROVAL OF THE PARKLAND ROYALE

2 COMMUNITY, 205 HOMES THEY WERE REQUIRED TO DEDICATE A PARK LAND SITE. THAT IS 4.77 ACRES AND 3.96 ACRES NET INTERNAL TO THE PROPERTY.

SO THE REQUEST IS TO REZONE IT FROM THE, REMEMBER LAST TIME WE WENT FROM COUNTY RESIDENTIAL TO PARKLAND RESIDENTIAL.

NOW WE GOT TO GO FROM PARKLAND RESIDENTIAL TO PARKLAND OPEN SPACE. JUST A REMINDER OF THIS SITE.

IT'S THE VERY NORTHWEST LIMITS OF THIS CITY.

AND AGAIN, YOU KNOW, APPROVED FOR ANNEXATION IN SEPTEMBER OF 22, DEDICATED TO THE CITY AS PART OF THE PARKLAND ROYALE DEVELOPMENT APPROVAL. AND THE PLAN IS TO DEVELOP THIS AS A PASSIVE PARK, THE ACCESS WILL COME FROM THE EAST SIDE OF THE SITE, ON KIND OF A LOCAL ROAD THAT ENTERS THE COMMUNITY.

THEN THERE WILL BE A GATE JUST PAST THE PARK SITE WHERE IT WILL EXIT-ONLY OR T FOR THE COMMUNIT. THETRON TAJ THE FRONTAGE IS TOOT THAT POINT. THE PLANNED IMPROVEMENTS FOR THE PARK HAVEN'T BEEN DECIDED AT THIS TIME.

SO KIND OF, THIS IS JUST TO KIND OF GIVE YOU IN REFERENCE HOW THE PARK SITE SITS IN RELATIONSHIP TO THE OVERALL DEVELOPMENT.

AGAIN, YOU KNOW, THE ACCESS WILL BE TO THE EAST, JUST ABOUT WHERE THAT EAST-WEST LOCAL ROAD INTERNAL TO THE COMMUNITY CONNECTS. THE IMPACTS FOR THIS PROPERTY: UNDER THE CURRENT RESIDENTIAL ZONING, 14 DWELLING UNITS ARE PERMITTED. ALL OF THAT IMPACT WAS EVALUATED WITH THE OVERALL COMMUNITY TO THE SOUTH AND EAST.

SO THE PARK HAS BASICALLY NO IMPACTS OTHER THAN PROVIDING ANOTHER OPEN SPACE AMENITY FOR THE RESIDENTS.

JUST SO EVERYONE KNOWS, LENAR IS CURRENTLY, HAS CURRENTLY ACQUIRED THE PROPERTY, TO THE EAST. WE HAVE A RUNNING TRAIL GOING REGARDING MONEY THAT HAVE BEEN PAID AND NOT PAID TO THE CITY REGARDING THESE PARCELS. SO THAT'S STILL BEING WORKED THROUGH. AS IT RELATES TO THE ACTUAL GRADING OF THE SITE, THAT ACTUALLY WAS DONE BY MR. TUTTLE.

WE ARE GOING TO GET SOME ADDITIONAL FILL AND GRADING DONE AS PART OF THE LOXAHATCHEE ROAD AS PART OF THE PROJECT.

THE CONTRACTOR HAS STORED HIS EQUIPMENT AND MATERIAL ON OUR PARK SITE AND AS A CONDITION WE HAVE ASKED SOME ADDITIONAL IMPROVEMENTS ON THE SITE FOR THE CITY.

IN TOWN PARK AND CASCADA AND MAR A LAGO AT VARIOUS POINTS.

THERE'S BEEN MANY COMPLAINTS, FROM RESIDENTS OF THOSE DEVELOPMENTS, AND, YOU KNOW, ISSUES WITH THE CONSTRUCTION, ISSUES WITH DRAINAGE, ET CETERA, ET CETERA.

CERTAIN DRAINAGE CAME FROM THIS BOARD I THINK WE HAD TO GRANT VARIANCES AND THINGS LIKE THAT. KNOWING WHAT WE KNOW ABOUT THIS, AND, YOU KNOW, DOES THIS BOARD HAVE ANY LEVERAGE ON LENAR AND CAN WE, IF NOT CAN WE COME UP WITH SOME?

>> I'LL PLAN FOR THE MATTER BEFORE THE BOARD TONIGHT IT'S JUST A REZONING. I UNDERSTAND, I JUST WANT TO PRF AS THAT THE ONLY THING BEFORE THE BOARD IS ISSUES TO THE DEVELOPER IF IT'S NOT CONNECTED TO THIS ITEM I WOULD REALLY NOT LIKE TO OPINE. IT IS MORE THE CITY THAT WOULD HAVE TO DEAL WITH THE ENFORCEMENT OF WHATEVER IS GOING FORWARD.

BUT I WILL ADVISE THE CITY ATTORNEY THAT YOU HAD RAISED SOME CONCERNS. AND THAT CAN BE BROUGHT BACK TO

THERE ARE GOING TO BE HOMES BUILT IN THERE BUT PUBLIC OUTREACH, I WANT YOU TO TAKE THAT INTO CONSIDERATION, WHATEVER GOES THERE, IT'S GOING TO SERVE ALL OF US, COORDINATING WITH LOXAHATCHEE AS WELL.
